Transparent real estate market a basis for development and investments (VIDEO)

SARAJEVO, June 5 (FENA) - Prime Minister of the Federation of BiH Fadil Novalić today launched the internet portal "Public presentation of data from the Real Estate Prices Register in FBiH" at a ceremony in Sarajevo.

The purpose of establishing the Real Estate Prices Register in the Federation of BiH, as the official and available records of the real estate market in the Federation of BiH, is to increase the transparency of the real estate market and to get real insight into the development and movements on this market, which is one of the cornerstones of economic development and investments and EU accession process.

The Government of the Federation of BiH gives full support to this project, which is interesting from both private and public aspect.

“In terms of private perspective, if you want to buy an apartment anywhere in FBiH you will be able to check the current prices. On the other hand, when it comes to public benefits, it is necessary to know that a society is more efficient, it is better in meeting its needs and has faster economic growth, if the burden is on property and property tax, which is almost nonexistent today in BiH, and at the same time, the capital is relieved of burden so is the labor tax,” said Novalić.

Novalić added that the problem in BiH is that the labor tax is the biggest component and this should change.

“Therefore, this project will help us to start positioning things in the society as they should be and to introduce property tax. The project will also affect the social aspect, that is, we will have social targeting of the value of the property that somebody has, as it should be, and not as it is currently in our country that the social status is linked to whether you are employed or not,” added Novalić.

Today's presentation is the result of the cooperation of the FBiH Administration for Geodetic and Property Affairs, the Tax Administration of the Federation of BiH and the local self-government units in the FBiH in the implementation of the activities of the project "Capacity Building for the Improvement of Land Administration and Procedures in Bosnia and Herzegovina - CILAP".

The project is funded by the donor funds of the Government of the Kingdom of Sweden and implemented as twinning cooperation between direct project partners, the Swedish Cartography Authority, the Cadaster and Registration of Rights (Lantmateriet), the FBiH Administration for Civil and Legal Affairs of FBiH (FGU) and the RS Administration for Geodetic and Property Affairs (RGU).

Swedish Ambassador to BiH Anders Hagelberg said that his country has been engaged in BiH for years in supporting and contributing to the development of this country. In financial terms, he added, they contributed about 1 billion KM from the mid-1990s, and this year they allocated 35 million KM.

“One of our major projects is precisely this cooperation between the Swedish Land Administration and land administrations in BiH. This cooperation started in 2013 and in its second phase will last until 2019, and the total worth of the project is 12 million KM,” said Hagelberg.

Hagelberg also underlined that one of the important components of the project is the sales price register, since transparent prices are of paramount importance for the functional property market.

Both, buyers and sellers, as the ambassador emphasized, will benefit if they know the prices on the market, which makes this market more functional.

The personal data of participants in the real estate market will be protected, and the locations shown on the browser are approximate, informative and do not give out the actual location of the real estate.
